Lota Smoke 2024 was a remarkable celebration, whether you’re an Elton John aficionado or a die-hard Billy Joel fan! The Friday night entertainment was a resounding success, heightened by the fantastic weather and the vibrant atmosphere created by all the team parties, making for an unforgettable and mouthwatering experience.
A heartfelt thank you goes out to the Parks & Recreation volunteers and all the competitors who contributed to this event’s success.
I would also like to extend special recognition to the committee for providing the LLA with a space among the sponsors to share information about our ongoing initiatives. If you are interested, we will have the poster boards available at the Budget Meeting, so feel free to come early and ask any questions.
As one of the 24 judges, I thoroughly enjoyed the quality of BBQ this year. The competition was fierce, and my hats off to the winning teams in each category!
East Shore Road Project – during the first two weeks of November, Asphaltic Surfaces, our contractor will be returning to complete the Culvert replacement at Y14 and surface the small section of road missed off of V7 block along with the private driveways owners contracted to be done.
We did have some damage to the road surface by a contractor after the resurface, so if you have a construction project planned for your property, please as owners ensure your contractor and their subcontractors know this is new road and to avoid damage through preventative measures. They should protect the road regardless, but especially right after we freshly complete.
Low Water Crossing Update – we have received the updated design for the low-water crossing, which includes significant improvements, such as the installation of a permanent dredge pipe under the road. However, we are still facing challenges with the concept, particularly regarding Spire and Water District lines. Spire has an 8” high-pressure pipe on the west side and a 4” lower-pressure distribution pipe on the east side of the crossing. Both pipes will likely need to be relocated, which is a crucial milestone that must be addressed before we can begin work on the crossing.
For your information, Spire is currently installing a new 16” high-pressure line along Colbern Road, extending from Highway 7 to Douglas. This construction work is evident at the Hwy 7 and Colbern intersection, which began after the completion of the high-pressure sewer system. Please anticipate lane closures for an extended period as they run the new line.
The Roads Committee has decided to postpone the final decision on the next steps until we receive direct feedback from the utilities regarding charges and explore all available options. At this time, we do not have an estimated completion date for those directly affected by the crossing closure.
The LLA recognizes that Gate 4 can be challenging to navigate during inclement weather, and we will investigate options to address this issue as effectively as possible.
Did you know – the Association building has a resident cat named Wyatt. You will most likely see him laying on the front counter in his personal box (file folder box). Wyatt was saved from the executioner in 2021 by one of our employees. He has free roam and his own cat door between the office and operations area. He has claimed one of the office chairs in the conference room as his sunning space, so beware not to sit in his spot.
The operations team can attest to a complete reduction of the mouse population since our Mouseketeer arrived. Helps with exterminator cost and is a team player! Next time you are at the Association Office give Wyat a thank you for policing the building every day.
